How does a mid-term rental differ from a short-term rental?

MTR’s are fully furnished properties that are rented out from 30 days - around 6 months. STR’s are rented out on a nightly basis and are less than 30 days. The government recognizes STR reservations differently from leases that are for 30 days or more. MTR’s are generally aimed towards people looking for housing while their new house is being built, traveling nurses/general contractors, and things of that nature. STR’s are generally vacation-oriented or short business stays.

Will you help my property get pictures taken and the listing created?

Yes, when joining our vacation rental program, we provide you with professional photographs and customized listing creation.

Is the owner responsible for furnishing the property?

Yes, the owner is responsible for furnishing the property in a first-class rental condition.

Who provides the linens and supplies?

I charge the guest an extra amount in addition to the cleaning fee that is enough to replace items like coffee, paper towels, toilet paper, soaps, shampoos, towels, linens, etc.

Where will my property be listed to rent?

Your property will be listed on Airbnb, VRBO, and our direct booking website.

Are you a property manager?

Yes, the owner, Ryan Ramona, is a state licensed property manager and well equipped to handle vacation rental property services in Central Oregon.

If a guest staying at my property has a problem, who will they contact?

We handle all communication and coordination with your property’s guests. You could think of us as your property’s concierge.

In addition to the 20% of gross rent, are there any other costs that the owner is responsible for?

The owner will be charged for bi-annual deep cleans, repairs, scheduled maintenance, yard work, and snow removal. The hourly rate for these services is $90/hour.
